TRAIL CREEK CROSSING COMMERCIAL DEVELOPMENT

DMA has been engaged by Teton Land Development to design Trail Creek Crossing, a new 51,000, square feet mixed-use three-story structure on a property to the west of downtown Victor, Idaho with state highway 31 passing next to its southern boundary.

The ground floor is designed to be for retail restaurant space, the second story for professional offices, and the third story for residential lofts. Our role has been to develop an initial master plan.

This has been the first phase of an ambitious feature project. The adjacent highway layout and an adjoining road and power lines inform its shape and location, reserving other parcels for future phases.

The foundations have been placed and the Teton Land Development team has asked us to revisit a master plan with several phases with Trail Creek Crossing at its core. They want to more effectively address the housing challenges of living and working in Jackson, Wyoming considering that Victor and Driggs, in Idaho’s Teton Valley, continue to be a bedroom community area, yet with insufficient housing units.

Since this initial phase Trail Creek West Phase 1 condominiums and townhouses has been at varying stages of completion, from some units being finished and already occupied to other still being under construction, for a total of 32 two-story townhomes with attached garages, and 8 four-plex units organized around Trail Creek Crossing.

The goal is, sometime in 2020, to have all of the different clusters or phases completed for this one townhouse development segment of the project.

The third phase is another DMA-designed master plan segment to be developed to the east for a three-story apartment building of 80 units.

The fourth phase to its immediate north is a group of housing that are considered more market-rate condominiums, with the watercourse following the eastern edge of the property.
